International Student Dormitory

The housing on or near campus is a convenient way to start your life in Japan while expanding your cultural horizons. We encourage students to live in the dormitory because it is a place where students of different nationalities, cultures, customs, and values can live together and gain valuable insight from students from different backgrounds.
As a general rule, students may only live in the KUAS dormitories for the first two years* of their study at KUAS, after which they must seek housing off campus. (*subject to change)

In addition, a new dormitory near Kameoka Campus is being prepared. More details will be announced as they become available.

Notes:
The above fees are subject to change.
The move-in fee includes dorm maintenance costs.
All utilities are included in the rent.
Meals are not provided on Saturdays, Sundays, national holidays, New Year holidays, nor during restaurant closures.
Monthly bedding fee is optional and only charged to those who request bed linen rental service. (Linen items included: bed sheets, comforter cover, pillowcase, comforter, thin futon, blanket, bed pad, pillow)

Payment Method

The dormitory fee can be paid monthly or in a lump sum. The payment method cannot be changed during the residence period. Please note that it can only be made domestically in cash or by bank transfer. Overseas credit card payments and overseas bank transfers can now be done via Flywire.

Notes:
If a tenant leaves the dormitory in the middle of their residence period due to unavoidable circumstance after having paid their rent by lump sum in advance, an amount equivalent to the months they have not yet spent in the dormitory will be reimbursed.
Move-in Fee (key money) payments are non-refundable.
The first payment for dormitory fees must be paid before enrollment.
The amount is the same whether paid in a lump sum or monthly payment.

Regarding Dormitory Fee Refunds

    1. In the case that the student withdraws before enrollment, the Dormitory Fee will be refunded in full.
    2. In the case that the student withdraws after the Entrance Ceremony, the Dormitory Fee will be refunded in full.
    3. In the case that the student does not receive their COE, the Dormitory Fee will be refunded in full.

    Note: The above statements have been made under the assumption that the student has not entered the dormitory.

Move-in Process (estimated)

  1. Fill out the “Student Housing Plan Form” by May 30th. The form will be sent to students via mail in early May.
  2. Students who applied to KUAS dormitories will receive the dormitory assignments in June.The number of dorm rooms is limited. If the number of applicants exceeds the number of rooms available, residents will be chosen by a lottery system.
  3. Pay dormitory fees (including the move-in fee, first month’s rent or lump sum payment, first month’s bedding fee*, and first month’s meal fee*) by mid-July. *If selected
  4. Move into the dormitories during the move-in period from August 25th to September 8th.

Off-campus Accommodation

Students who prefer to live off-campus can easily find an apartment or condominium. Rent differs according to the location and the size of the room. (Average rent for a single-person dwelling in Kyoto City is 35,000 – 70,000 JPY).
Please be aware that you will typically be required to pay a deposit and key money when moving in. Therefore, a substantial amount of money is required when signing a rental agreement.
